Who can take the Appraiser's Licensure exam?
As long as you are a college graduate, regardless of your bachelor's degree, you can take the appraiser's examination.
I thought you should be a broker first for five years before you can take the appraiser's exam?
That is the former ruling under DTI. Now that the Real Estate profession is under the Professional Regulation Commission (PRC), and in accordance to RA 9646- The Real Estate Service Act of 2009 - brokerage and appraisal are considered co-equal. Thus, anyone can take the appraiser's exam without the need to be a broker first. As long as you are a college graduate and have completed the requirements, you can take the licensure exam.
What are the requirements and qualifications?
- College Graduate (4-year bachelor's degree holder of any course); must show Transcript of Records
- 120-hour real estate appraisal seminar and/or training under an accredited service provider and/or valuation/appraisal company; must show notarized certificate
- valid NBI clearance
- Birth certificate
- 2012 Community Tax Certificate (cedula)
Yes, for several reasons: 1) your requirements are already available as they are just the same; 2) based from last year's experience, most questions in the appraisal exam are a repetition of the broker's exam, so everything is still fresh for you; 3) you are still in the momentum... why stop now?
Unfortunately, I did not make it in the broker's exam last March 18. Can I take the appraiser's exam?
Yes, the more that you should! It's time to take revenge. You may have failed this time in the broker's exam, but you still have another shot in the appraiser's exam; anyway, it's an equally challenging but worthy real estate profession.
I reviewed for the appraiser's exam last year but I wasn't able to take the exam. Can I use my certificate for the exam this year?
Yes, you can use your 120-hour CRES certificate from last year for this year's appraiser's exam. Then, you can just attend a general review class which is a few weeks close to the July 8 date. Or, if you have the means, you can take the program all over again.
